Owner's comments

This house is a fully renovated 3 bedroom home in Avon ward.  The carpet has all been removed and replaced with laminate, linoleum, and marble in the bathroom.  Main bath on main floor has been completely redone july 04, and 2 piece was installed on second floor in feb 07.  It has a new high efficiency furnace Feb 07.  New 1" waterline, new sanitary line, new sump pump, new back check valve, new plumbing throughout.  New (owned) water heater all in dec 07.  Gas fireplace installed june 04.  Gas bbq hookup installed june 04.  Gas dryer june 04.  The kitchen has build in cooktop and stove june 02.  There are 2 10' X 12' sheds that are insulated and wired, one with its own pony panel.  The yard is completely surrounded by a 8'high fence for privacy.  Nicely landscaped gardens feature hostas, roses, and ferns primarily.  Bedroom sizes are 10'4" X 12'4", 8'8" X 10'6", and master is 10'2" X 13'6" plus closet.  3 car driveway.  Taxes are approximately $2100.00.  Gas is around $70/ month on budget.  Hydro is approximately $125.00 per month on average.  Great neighbourhood and great neighbours.  New roof being installed August 2008 and is included in new price.
