Owner's testimony

This was a good learning for us. Of course that came with great learning pain. The negotiation process was painful. We got many bargain hunters. The good policy is to be firm and say no. It is hard when husband and wife are not on the same channel. The most important factor is to have confidence in the value of the property. That comes with research and clear non-emotional thinking. We had priced well and we knew the position of our house. The reason we choose bytheowner, was that knowledge that our area was active and our house was quite unique in value in the area. That is not just sentimental belief. The builder only built two models like ours! There were almost no other 4 bedrooms in the area at this price range or even close to it. The house was in top condition. We repainted and cleaned the house and got rid of extra stuff, uncluttered the closets, and did our best to make it presentable. With three kids that was not easy. We also opened the door to agents and offered them commission if they had buyers. At the end, one of the first buyers from bytheowner came through after three weeks. One mistake we made was to sing the offer on the spot after three weeks and 3 open houses. We signed the offer and two hours later another offer came! And the next day another! However, we had signed and had to honour that. Even though the new offers were higher. We should have taken 24 hours to think, specially when we had called all the past visitors that we were taking offers on that day. The buyers made a mistake too by not presenting in the time frame we had specified. So, it is a done deal. Sold and closed! We sold faster than our next door neighbour with an agent. And we sold with less headache as we managed our own process.
